For New Jersey homeowners, the answer is rarely straightforward — and that uncertainty is precisely why so many costly mistakes get made in both directions.

Some homeowners panic at hairline cracks that have been stable for decades. Others dismiss widening horizontal fractures because "the house has always had that." Neither response serves you well. What matters is developing an informed eye — or knowing when to call someone who has one.

Why New Jersey's Ground Makes This Harder Than It Sounds

Foundation behavior in New Jersey is shaped by some of the most geologically complex soil conditions on the East Coast. Much of the state sits on expansive clay soils, particularly in central and northern counties, that swell when saturated and contract during dry periods. This seasonal movement — repeated year after year — places consistent lateral and vertical stress on foundation walls in ways that differ significantly from homes built on sandy or rocky substrates.

Layer on top of that the state's pronounced freeze-thaw cycles, the legacy of glacial activity that left irregular subsurface deposits across much of the northern region, and the prevalence of older construction techniques in communities like Montclair, Morristown, and Somerville, and you have a foundation environment that demands localized expertise.

A diagnostic framework that works in Arizona or Georgia simply does not translate here. That is the starting point for any honest assessment.

The Four Categories of Foundation Cracks

Not all cracks are created equal. Experienced contractors evaluate them along several dimensions: orientation, width, depth, displacement, and progression over time.

Hairline vertical cracks are among the most common findings in New Jersey basements and crawl spaces. These typically result from normal concrete curing and minor settling. A crack that is less than 1/16 of an inch wide, runs vertically, shows no displacement between the two sides, and has remained stable over multiple seasons is generally considered a monitoring item rather than an emergency. Sealing it against moisture intrusion is prudent; excavating your foundation is not.

Diagonal cracks running from corners — particularly those originating at window or door openings — often indicate differential settling. One section of the foundation is moving at a different rate than another. In New Jersey's variable soil conditions, this is not uncommon, especially in homes built before modern compaction standards were enforced. The critical question is whether the movement is ongoing or has reached equilibrium. A crack that has been the same width for fifteen years tells a very different story than one that has grown a quarter inch in the past eighteen months.

Horizontal cracks are the category that warrants the most immediate professional attention. These occur when lateral soil pressure — often intensified by saturated clay — pushes against the foundation wall. A horizontal crack, particularly one accompanied by any inward bowing of the wall, represents a genuine structural concern. This is not a situation for monitoring and revisiting in the spring. It requires an expert assessment promptly.

Stair-step cracks in block or brick foundations follow the mortar joints in a diagonal pattern and typically signal settling or soil movement beneath one portion of the structure. The severity depends heavily on how much displacement exists between the blocks or bricks on either side of the crack line.

What a Professional Assessment Actually Involves

When a Gleeson Contractors team evaluates a foundation concern, the visual inspection of the crack itself is only the beginning. The surrounding context matters as much as the fracture.

Inspectors examine the soil grade around the perimeter of the home to determine whether water is being directed toward or away from the foundation. They look for evidence of past water intrusion — efflorescence (the white mineral deposits left behind when water evaporates through concrete), staining patterns, and deteriorating mortar. They assess the condition of gutters and downspouts, since improper drainage is one of the leading contributors to foundation stress in New Jersey's wet climate.

Inside the home, they look for secondary indicators: doors and windows that have begun sticking or no longer close flush, visible gaps where interior walls meet the ceiling, or floors that have developed a noticeable slope. These symptoms, when correlated with exterior foundation findings, help build a more complete picture of what is happening beneath the structure.

In cases where the findings are ambiguous or the home's history is unclear, contractors may recommend documentation through crack monitors — small gauges applied across a fracture to measure any movement over a defined period. This turns a snapshot observation into a data set.

A Project That Illustrates the Stakes

In a 1952 ranch home in Morris County, a homeowner contacted Gleeson Contractors after noticing a diagonal crack running from the corner of a basement window toward the floor. The crack was roughly 3/16 of an inch wide and had been present, according to the homeowner, for "several years."

The initial visual assessment suggested settling rather than active structural movement. However, the surrounding soil profile revealed that a significant amount of clay fill had been placed against the foundation during a landscaping project approximately eight years prior — exactly the kind of condition that creates progressive lateral pressure over time. Further examination revealed a slight but measurable inward displacement along the lower portion of the wall.

The crack itself was not the emergency. The soil condition behind it was. The remediation involved correcting the grade, installing a drainage curtain to relieve hydrostatic pressure, and reinforcing the affected wall section. Had the homeowner simply sealed the crack and moved on, the underlying cause would have continued unaddressed.

When to Watch and When to Act

The honest answer is that many foundation cracks in New Jersey homes are stable, benign, and require nothing more than periodic observation and moisture management. But the only way to know with confidence is to have them evaluated by someone who understands the specific soil and construction conditions of this state.

As a general rule: if a crack is new, growing, accompanied by displacement, horizontal in orientation, or paired with other symptoms inside the home, do not wait. If a crack has been present for years with no measurable change and no associated symptoms, a professional evaluation can provide the peace of mind that assumptions cannot.

The goal is not to alarm homeowners — it is to equip them with the context to make informed decisions. A crack is a data point. What you do with it depends on understanding the full picture.
